When it comes to property investment, timing is everything. Property investment is rarely a short term investment. This is why knowing when to enter the property market, and to what degree, is so important.
Knowledge is power. Therefore we believe that the best way of entering this market is to increase your property knowledge. This will enable you to make the right decisions at the right times. Without this knowledge you could fail at your venture before you have even begun; and an investment would be squandered.
The property market moves in a cycle of value, much like interest rates. Understanding this property cycle is the key to building a successful property portfolio.
The property cycle consists of four distinct phases:
Depression – This last occurred between 2008-2011. It is generally marked by lower prices, low sales volume and fewer new build constructions.
Recovery – From 2011-2013, we witnessed the fruition of this period. Prices stopped falling, sales volumes started to increase, rents and rental demand increased – but slowly.
Boom – 2013 onwards, saw optimism take over and this is where we still currently stand in the property cycle – new home constructions speed up and house prices rise rapidly
Downturn – This phase is yet to arrive. It is where the cycle restarts and continues to play out.
Conclusion: We are presiding over the ‘Boom’ phase of the property cycle. This means that now is the ideal time to enter into the property market.
Whilst this cycle does recur on a consistent loop, it is worth noting that house prices are always increasing. Since the 1950s, average property values have doubled every 7 to 10 years, so you should always your long term profit potential.
